Review summary

Summarized from anonymous rental reviews on Openigloo.

Recent tenant feedback for buildings managed by Larry Hirsсfield consistently points to poor management and maintenance. Common issues include lack of heat and hot water, pest infestations, garbage mismanagement, and unresponsiveness from management. Several tenants describe unsafe living conditions, delayed repairs, and neglected building upkeep, with occasional health impacts. While some appreciate the apartment layouts and locations, these positives are overshadowed by landlord negligence and frequent unresolved complaints. Overall, renters report frustration with inadequate communication and slow or no remediation of essential services, suggesting a need for significant management improvement to provide a livable environment.

i mean i guess it could be worse, right?

Pros

convenient location, historical building, tall ceilings

Cons

rat problem so bad the USPS refused to deliver our mail so all the tenants had to go pick it up at the local USPS office, incorrectly handled garbage + recycling (that led to big rat issue), trash constantly on the front lawn, a squatter on floor 2 that leaked toxic chemicals into the 1st floor and nothing outside of cleaning up the mess was done, the water sometimes runs brown for no apparent reason, we have to beg the super to have control over the heating, rent checks are cashed in months later than sent, yard unkempt, landlord MIA - practically a myth at this point; the only reason I know who the landlord is is because if you look up the address, he comes up in the top 10 worst landlords in NYC

Advice to the owners

Renters beware

Pros

Great location. Decent sized apartment

Cons

Constantly had issues with heat and hot water mid winter and the management company was completely unresponsive. The super never showed up when the management company said he would. My apartment shower flooded into the apartment below, the radiators essentially became sprinklers and would leave sitting water all over the floor. I called the management company in tears multiple times throughout the 11 months I lived there and they just didn’t care at all or make any sort of good faith effort to fix things that were essential to safely live in the apartment. But they sure as hell expected their rent on time! We moved out early and forfeited our security deposit because we couldn’t stand living there anymore after coming home one day to one bedroom completely flooded. Note: I lived here 2013-2014 but the building is still owned by the same company so I am doubtful anything has changed.

Advice to the owners

Remember that the people you rent to are humans who need (and legally are entitled to) necessities like heat and hot water.
