Not the worst

Pros:
The superintendent keeps the building and trash area clean. There’s an Amazon locker inside.
Cons:
The property management office will lie to you about most things. Several times they have tried to get me to sign something that it’s against the NYC rent stabilization regulations, so do yourself a favor, be skeptical and verify every info/doc they give you with a lawyer or by calling the rent stabilized office. They will say their lawyer assured them the information/documents they are giving you are lawful, but I’ve caught them lying every single time. The building front door doesn’t lock properly at least half of the time. The hot water comes out yellow several times a week for the first ~ 3 minutes of running it.

Pretty good except for the bugs

Pros:
The super is AMAZING. He’s very responsive and if anything breaks he’ll come fix it for you within under 24 hours. Usually he’ll come right away. The building is rent stabilized. Most of the neighbors are pretty chill and respectful people.
Cons:
Bedbugs. The building has them. The landlords are good about providing extermination, but they won’t go after tenants who aren’t reporting them. There are also a lot of roaches in the summer time.
The rent is too high for the area and for how old the units are. I had a big rent hike after the new owners came in a few years ago. Get ready to be lured in by a preferential rate and then subsequently see a rent hike. You will never hear from the building owner; you’ll only deal with the property managment company and the super.
Advice to owner:
Don’t jack up the rent for tenants who have been there for years and who have never missed rent.
