Managing agent & secretary allow super to sell recently vacant apartments $$$

Pros:
Some really sweet older tenants that don’t deserve the major decline of building.
Cons:
Super lives in building and does not clean, paint or barely does maintenance whatsoever. Many rodents run rampant. Super also has cameras everywhere and watches intently but if he sees anything “criminal” related refuses to release footage.
Advice to owner:
Fire super, bring someone who has pride of where they live. Cleanliness is not priority here, so it is embarrassing to have garbage/debris in courtyard entrance. Have them mop & clean regularly so that tenants can have visitors. Also, have a schedule for maintenance, paint hallways and basic repairs.
