She’s cute! But not cute enough

Pros

I lived here for a few years. It’s a cute building in a great neighborhood, right in the historic seaport. Cobblestone streets, right on peck slip park, tons of bars, and things to do and see. There’s an elevator, 2 washer dryer units in the building and I think each unit comes with a dish washer (mine did). The finishings inside the building and the apartment are modern and have charm, white painted brick throughout, authentic/ original brick arches, wooden arches in the kitchen, etc. The flex room of the unit had an amazing view of the Brooklyn bridge, downtown Brooklyn, the east river and pier 17.

Cons

The units are 1 bedrooms that can be converted into 2 bedroom flexes, and the primary bedroom has a window, but will stay pitch black no matter what time of day it is because it faces directly into some obscure shaft between the 2 buildings. the walls are a little thin and you can hear dogs barking through the walls and echoing in the hallways loud and clear. You can also very clearly hear the dogs upstairs running around or people blasting music downstairs. Also management is a hot mess ever since it got bought out by a new company- they are unresponsive and difficult to get in touch with. They frequently make accounting errors as well and are incredibly disorganized. Management has pest control come once a month and if you miss that window that is it for the month. We kept a clean apartment and we had the big roaches occasionally, but if it ever looked like it was sign of a bigger problem that required attention, management couldn’t be bothered and would only have the exterminator come that one day per month. Also, I saw on the sign up sheet that someone wrote down that they had mice (scary) but we thankfully have never seen any sign of them in our unit. A lot of the cons I have for this place wouldn’t exist any more if management actually started to give more of a shit and hire people who knew what they were doing. (Besides the exterminator- he’s the best! management just needs to make have him come by more often)

Advice to the owners

Be more attentive to needs of tenants, be more responsive, be more accessible, be more flexible, get a better accounting department that doesn’t make dumb mistakes all the time
