Pay for what you get, great while it lasted

Pros

Very quiet street, nice neighbors in the building and adjacent buildings. Was good value even though it wasn’t the nicest apartment

Cons

Building and units are not well maintained. No actual super, just the landlord. Slow to respond to issues and often undermined them. It’s tough to raise rent 5%+ per year without maintaining the units or building. The landlord often didn’t issue formal leases and also is unfair and often nasty

Advice to the owners

Maintain the buildings and care for the units and tenants will be more receptive to moderate price increases

Great Neighborhood, Old Building

Pros

-Affordable for the neighborhood -convenient to trains L, G, J, M, B43, B48 -Bodega, Local post office, cafes, restaurants all around -Quiet street

Cons

-Old building needs work -Not much light -Landlord doesn't respond respectfully or as fast

Update all appliances if you're going to raise the rent every single year.
