Review summary

Summarized from anonymous rental reviews on Openigloo.

Recent reviews of buildings managed by Arman Noghre suggest a mixed tenant experience. While the locations are praised for proximity to transit and local amenities, issues arise with building maintenance, notably inconsistent heating, unreliable hot water, and malfunctioning elevators. Garbage management and cleanliness receive middling marks, with some concerns about pest control and security, including package theft. Responsiveness from management varies, with some tenants noting delayed or inadequate repair efforts. Despite these challenges, a few tenants appreciate occasional prompt responses and community-friendly neighbors. Overall, renters should expect basic accommodations but advocate for improvements in infrastructure and maintenance reliability.

Affordable Apartment, But Falling Apart

Pros

Only 2 blocks from the 145th station for the 1 train, cute bars and restaurants nearby (highly rec the Honeywell, the Wallace, and the Chipped Cup). Rent is affordable and there is an elevator (works most of the time)

Cons

Super doesn’t really “fix” apartment issues - any leaks or water damage aren’t addressed, and the elevator tens to randomly stop working. He’s really nice overall, but doesn’t have the time/patience to respond to requests, so everything is sent through the leasing office. also the stairs are uneven at some parts, and we have had a bad string of packages being stolen.

Hot water wildly inconsistent

Pros

They're responsive to pest complaints and they replaced our broken fridge relatively quickly. Rent isn't bad for the size.

Cons

Biggest problem is how for weeks on end the hot water won't last longer than 5-10 minutes in the shower. Whenever we complain we hear something about replacing or cleaning the tank and then it comes back for a bit but it always gets cold again. Pretty sure they just have terrible hot water system/infrastructure and they just tell you BS until the hot water randomly comes back, rinse and repeat. Other than that the windows are janky and the lock is kinda fidgety.

Advice to the owners

Spend the money to make the hot water consistent
