Great Building, Serious Room for Improvement.

Pros

Great location. The building is conveniently located with easy access to transportation, shopping, restaurants, and everything you need nearby. * Modern apartments. The apartments have a contemporary feel and, overall, can be comfortable and enjoyable places to live. * Amenities and common areas. The building offers amenities that are definitely a plus when they are properly maintained and available. * Some wonderful staff members. Over the years, I’ve encountered staff who genuinely care about the residents and try their best to help. * It can feel like home. After living here for many years, I’ve built connections with neighbors and the community, which is something I truly value.

Cons

* Elevator reliability. Elevator outages and recurring problems can be extremely frustrating, especially in a large residential building. * Maintenance response can be slow. Some repairs and maintenance requests take much longer than they reasonably should. * Security and safety concerns. There have been incidents involving disruptive or threatening behavior from residents that have made me question whether enough is being done to maintain a consistently safe environment. * Building upkeep needs improvement. For a property marketed at this level, residents should expect common areas, equipment, and essential building systems to be maintained consistently. * Communication could be much better. When there are major maintenance, security, elevator, or building-service issues, residents deserve prompt and transparent communication from management. * Value for the rent. With the cost of living here, residents should not have to repeatedly chase management regarding basic services or unresol

Advice to the owners

As a resident of MODA for approximately 13 years, I’m writing because I genuinely care about this building and the community I have called home for so long. There are many positive things about MODA. The location is excellent, the apartments are modern and comfortable, and over the years I have met some wonderful staff members and neighbors. After more than a decade, this is not simply an apartment building to me — it is my home. However, I believe the owners should also be aware of some serious issues that have increasingly affected residents’ quality of life. Maintenance and repairs can take far too long, even when they involve basic services inside an apartment. Elevator problems and outages have also been a recurring source of frustration and inconvenience. Communication from management regarding repairs, outages, security concerns, and other building issues could be much more proactive and transparent. The MODA APARTMENTS

Pros

Water pressure is good, front desk staff is friendly and efficient, pest-free apartment (at least my floor).

Cons

Windows only open halfway with NO SCREENS to keep flying pests out. No food composting on each floor. Amenities are mediocre and need improvement. Lack of closet space. Air quality is horrible.

Advice to the owners

Always need ventilation to help with the D rating for air quality.
