Not worth what they’re asking

Pros:
Location! It’s near a bunch of subway lines. Dishwasher in most units. Good renovations. Heat is always on. Parking is ok in area.
Cons:
Walk up. Stairs and hallway is dirty. Lights flicker when entering. Packages are thrown everywhere and sometimes left outside. People leave garbage in hallways. Trash all over “courtyard.” Folks smoke in laundry room. Price is too expensive for no amenities. Front Door doesn’t always close. Hot water is spotty. If something stops working expect to wait over a week. Apartment is VERY dark because of bigger buildings in the area. Increase of rent from one year to the next over $1000.
Advice to owner:
If you have good tenants, then show you actually value them and keep them. Work with the folks who haven’t given any problems. Increasing rent over $1000 for no additional value is absurd and then blaming the market in nearby buildings for the increase is insulting (especially since all the buildings nearby are luxury). The very least you can do is make the “courtyard” a functioning place for the people who live there.

Good appliances, water pressure and pest control comes regularly
Cons:
The common area and stairs are filthy. Has never been cleaned. The laundry room is filthy.
