Extremely Slow and Unresponsive Management, Maintenance Never Properly done

Pros

The building was renovated before the current owner (i’ve heard) and it was once really nice.

Cons

The owner and super are often impossible to get a hold of and never hire actual professionals to deal with issues that require specialists. The basement has flooded multiple times over the years, often with sewage, and has never been cleaned by a professional team, only by the super with a mop. The stench when you go down there is unbearable and has been for over a year. None of the amenities in the building are maintained, and when urgent maintenance is needed (including when the front door to the building was unable to be opened) the landlord is MIA and can take multiple days even to respond. When repairs are scheduled, no one will tell you until you check in days later to learn that someone was there but couldn't be let in (because I was never told they would be coming). The landlord is overall one of the most frustrating people I've ever had to deal with and that sentiment is shared by all tenants of the building (current and former).

Beware of slumlord

Pros

Quiet building, good natural light, can get a solid deal on an apartment. I lived here for 2 years.

Cons

-There is sewage flooding in the basement that was never fully fixed. The basement apartments are illegal based on warrant of habitability laws because they were never professionally cleaned after sewage flooding. Highly advise against renting one of the ground floor/basement apartments. -Also advise against doing laundry in the basement due to the history of sewage flooding. -Front door was broken for weeks at a time, no urgency over fixing broken locks in general. -The landlord is really annoying to get in touch with and will gaslight you and lie to you to avoid doing needed repairs. Need to call him like 3+ times in order to make anything happen. -Never sent a true professional to make repairs. Always some underpaid handyman who doesn’t really know what he’s doing and always fixes things poorly. -Packages stolen several times with 0 help or concern from the landlord.

Advice to the owners

The place is actively falling apart, and repeated failures to maintain it only hurt the long term value of the building.
