Landlord/super not great with repairs
Pros
Rent stabilized, close to train, small number of units, good layout, great closet space
Cons
Near highway so some noise from that, landlord/super takes long to respond to do repairs, mice that have continued to reappear because landlord won't address the real issue of closing holes outside of the building, no heat during winter and landlord gaslights you she's having someone look into it or it's not cold enough when you have a 9 month old baby in a room that's 65 degrees, the boiler was finally looked at and heat turned on only after multiple units reported landlord to 311, intercom broken and landlord says it's too expensive to fix, caulking coming off of floor tiles and in bathroom tub, multiple roof leaks, huge cracks on almost every wall, tenant smokes and hallway stinks, several leaks and paint peeling, unit is also super humid where our towels and dishes would not dry, and different types of bugs are always getting in somehow like mosquitos, we've had ladybugs, even bees one time, it's really bizarre.
Advice to the owners
Manage your property better and don't be cheap with repairs

Pros
Nice outdoor space, the deli guys are wonderful and take your packages, pretty good location.
Cons
In the summer there was demolition one block over and the outdoor space developed a big rat problem. They tried to make a nest under the outdoor furniture and we saw and heard several scurrying around every night. It took several requests for the owner to send someone to put out traps and several more requests to get someone to take them, they were never replaced. The apartment also regularly got below 60 degrees and as low as 45 degrees during the winter. Heat and hot water are controlled by the owner. The owner refused to address the issue after repeated requests. Owner increased the rent by about 9 percent after one year and an additional 6 percent the following year.
Advice to the owners
Check in with your tenants, especially if they say something is wrong. Stop trying to squeeze as much money as you can out of every tenant and just be a person.
