Pros

Right on top of east broadway station (f train) 1 minute walk to dimes square Police always on the block 7 minute walk to trader joes Seward park 2 minute walk away Intercom with videos Only found 3 cockroaches in 2 years (we had a cat living with us) Landlord pays for cold water.

Cons

Highest utility bill i've heard of in nyc, we paid $200 a month for gas and electric in a 600sqft apartment. Building door remained broken for 6 months so people off the street could walk in at anytime, landlord did not show any sense of urgency in fixing it. No working security cameras Appliances are newer but broke down multiple times with no urgency shown by landlord to fix Apartment 1R floods from the enclosed back terrace, poor drainage so water floods into apartment Slow to return security deposit rent is paid via bank check which is super inconvenient
