Review Summary for Kol Management LLC
Summarized from anonymous rental reviews on openigloo.
Recent tenant reviews highlight that properties managed by KOL MANAGEMENT LLC vary significantly in quality. Buildings like 47-20 40 STREET in Queens are criticized for poor insulation, noise disturbances, and pest issues, leading to a nightmare living situation with inadequate responsiveness from the owner. Meanwhile, another tenant at the same address appreciates the location but faces challenges with bugs and an old elevator. Despite these issues, some tenants find the neighborhood charming and spacious despite the prevalent pest problem and recommend bug control measures. Overall, expect a mixed experience with some buildings requiring significant improvements in insulation, pest control, and overall maintenance.

Apartments are made of sheetrock. No insulation.
Former Tenant
Pros:
Spacious apartment, nothing more.
Cons:
Apartments here have no sort of insulation. We live on a second floor. We can hear our neighbor below (1D) TV when he plays it loud, and when he plays music at night while we’re trying to sleep. We can hear other tenants conversations above (3D) when they’re talking. Every footstep they take, their pet running back and forth, or when they drag furniture, when something drops on the floor. Worst part is when you’re trying to sleep and all you can hear is people’s footsteps or their animal running wild above. This is one of the worst experience my wife and I have had living in an apartment. We rented the apartment without seeing it in person since we were in Ireland, which turned out to be the worst mistake ever. Also, even when the windows are closed you can hear everything that goes on outside. We are living a nightmare here.
Advice to owner:
Why don’t you spend some money making sure these apartments are well insulated, specially when you’re allowing tenants to have pets in their apartments.

Fine place
Former Tenant
Pros:
The location is great, so close to the subway with lots around to do and eat.
Cons:
Bugs! There always happened to be bugs in the apartment, the elevator is old and could use anything to make it look nicer.
Advice to owner:
Redo the elevator even if it’s just redoing the “wallpaper” also pest control!

Bugs but somehow still charming
Former Tenant
Pros:
Rooms were big, neighborhood is great
Cons:
Even during our initial viewing of the apartment there were giant dead roaches in the hallway. There are SO MANY roaches. Everywhere. If you have pets, be warned: they will find their food and they will find ways to live inside your furniture. It’s awful. A very old lady lived in the below ground unit probably until she died and there were so many animals living in there that in 2016 they chewed through the walls and wiring and it started a fire. The firemen said the “walls were moving” with bugs.
Advice to owner:
I mean… bug bomb? Something. Also maybe get a super who *actually* lives on-site— not one that you say lives there but travels between all your different properties.
