Slumlord tier hot water

Pros

Overall the neighborhood and most of the neighbors are lovely. The location is nice with lots of parks, nice restaurants, and decent transportation. Feels quite safe and quiet enough to feel outside of the sensory overload of Manhattan but not so quiet like you are stranded alone. Apartment is big but rent is on the high end for Brooklyn. They're pet friendly which is a big plus.

Cons

Landlord seems to be an aspiring slum lord. The heating in the winter is usually quite good, though not always when it's very windy. But the hot water is absurd - constantly going out and regularly having no water at all when they do "maintenance". Functioning equipment does not require this level of repeat maintenance so it's obvious the owners don't want to spend the money to replace a boiler that's inadequate. They actually may you pay for gas for just the stove, which isn't much but also incredibly cheap for them to not cover. The building is in a nice location but dilapidated compared to others nearby. The basement looks like a horror movie and can only be accessed by the single slow elevator or walking outside and around to the back entrance. The garbage area is often a mess because they don't really have enough space for all the units, but it's certainly cleaner than the past thanks to a new super. Deliveries are a big problem - basically a shelf area where all packages for everyone get left until tenants sort through and pick up there stuff. There's a camera there but stuff does get stolen so you better be home if you expect something expensive to be delivered.

Advice to the owners

Fix the hot water issues. It is ILLEGAL to not provide below 120 degrees Fahrenheit hot water at a minimum. People living here and paying good money should be respected and not exploited to save a buck. It's disgraceful to not meet minimum housing requirements by law and you're going to end up paying way more to litigate your failures than just fixing the actual problem permanently.

Paying for the neighborhood

Pros

Across the street from the park. Great location. Mostly friendly tenants. Decent parking compared to other neighborhoods.

Cons

Small and disgusting garbage chutes. Dirty floors. Not sure the super does anything. Laundry room can use an upgrade.

Advice to the owners

Get the right staff/personnel in here to take care of this place. Upgrade the laundry room.
