Lovely building, great location sadly - bad management
Pros
Near Central Park. When you sign the lease - you agree to mandatory housekeeping and you must use their housekeepers, which can be seen as a CON but the housekeepers are pretty good.
Cons
The garbage cans outside are not always maintained and the tenants do not follow the rules so garbage is over flowing and it attracts rats/mice. There is no rhyme or reason behind the rent increases. Building management is terrible. Laundry room is depressing and could use an update. Gate to enter the building has issues locking -
Advice to the owners
Adopt some ethical standards - your management team borderline harasses' the tenants.

Landlord doesn't care about the building falling into disrepair. While we were there we heard about mold, mice, and general lack of maintenance issues being followed up on. The supers are more focused on renovating the owner's apartment than taking care of the day to day requirements of the building.
Advice to the owners
Sell it to someone who will take care of it
