Do not live here
Pros
The apartment was spacious and was decently priced for a 3 bed 2 bath. Good access to 1 and ABCD subway lines.
Cons
I did not sleep for the first three months of living here. The noise from the loiterers on the street was incredible, often playing loud music until 2 or 3 in the morning every night, oftentimes waking me up. My bedroom and living room always smelled like weed from the people smoking outside, year-round (I am a non-smoker). In the winter, the radiator in my bedroom had a broken part, making my room extremely overheated. I contacted management many times regarding this issue, and they eventually sent an HVAC technician to fix it (they did not have the part required to handle the issue). They said they would come back with the part, and never returned. I had to sleep with my window open the entire winter, otherwise my room was a sauna. Our washer/dryer was a continuous issue for the duration of the lease and would take around 6 hours to wash and dry half a load of laundry. When we brought this to the attention of the super, he tried to gaslight us by saying we didn't balance the loads right and that it was an "intelligent machine." I had to go to a laundromat or air dry my clothes instead. The super, generally, was nice, but would take several days (and sometimes weeks) to address an issue. Overall, living here was an extremely challenging experience, and I applaud anyone who is able to make it work.
Advice to the owners
Find ways to manage the block parties that happen every night, be more responsive, and do not gaslight your tenants.
Mold Toxicity and Leaky Roof
Pros
It's cheap and was in a reasonably priced semi-nice spot before shootings began happening over the summer. The neighborhood is not friendly. There was a Trump rally around the corner.
Cons
There is evidence of clear negligence from the owner. The roof leaked and caused extensive mold damage giving us mold toxicity. We have been advised by Leticia James' office to sue the owner of the unit. The woman who owns the other units on the top floor discriminated against me and my husband since we are a mixed-race couple and she assumed my husband was Black (when he's not...). It was an overall horrible experience and good riddance to be done with this place. Regardless of how nasty the other tenants were towards basic living standards extend to all humans and this place should be condemned by the health department for roaches, mice, and mold.
Advice to the owners
Return tenants deposits and follow NYC law. Living in Guatemala does not make you immune from consequences, Louis D'Louis. Your repugnant, misogynistic behavior is just the tip of the iceberg when dealing with you and this rental property.
