Love living here but there are a few quirks...

Pros:
Beautiful lobby and great amenities. Large courtyard and nice rooftop. The location can't be beaten. It's nice to have an option outside of TF Cornerstone (terribly run monopoly on rental buildings in the LIC waterfront)
Cons:
Management is not very responsive and can be difficult to reach. The construction is not their fault but I wish that they were more proactive about opening up the sidewalk more to allow for cars to pull over for dropoffs. Heating does not work that well sometimes in the winter because the central air controls are for the whole apartment, not the individual rooms.

Great location and amenities, not great natural light

Pros:
Really great front desk, doormen and workmen, clean, well managed. Leasing office was very hard to get ahold of when I first moved in, but the rest of the building team are great. Otherwise clean and very well managed. Right next to gantry park landing. Very convenient access to the 7 train.
Cons:
The south facing units are right next to another building, so the curtains/blinds need to be down for the most of the day. While the unit is still bright being south facing, it can feel a bit suffocating. The other units are north facing .

Cons:
Building manager will ghost you, somewhat thin walls, quality of finishes, street noise
Advice to owner:
Overall good but communication with building manager/leasing is frustrating

Insulation isn’t great — huge windows lead to cold temps in the winter. Build quality is OK, but has some issues.

Cons:
Property management really slow to respond. Tough process if you ever need to break your lease early. Odd appliance choices - the stovetop design slopes, so your pans will never sit level when cooking. Windows do not have screens, so bugs will get in.

Review of my experience.

Pros:
Access to the subway, coffee shops, and grocery stores. Good sound deadening between apartments. The lobby had a memorable atmosphere. The staff and building manager were responsive. It was nice to be able to take a walk in the area and have the riverside right there to visit.
The following could be either a pro or a con, but the building seemed to have a niche appeal for dog owners since some of the apartments had yards for them, and lots of people in the building owned dogs. I’m not a dog person, but thought I might as well mention that point in this section.
Cons:
Was drafty - the windows were hard to close all the way. The HVAC system sometimes had reliability issues. I accidentally turned the gas stove on by bumping it twice, which wouldn’t have happened if it was in a better location. (It was however a nice stove.) The amenity spaces like the game room were always empty and sterile-feeling, but I think that’s typical for these kinds of buildings. I would have preferred to pay less for fewer irrelevant amenities. Communication around showing my apartment to new prospective renters and moving out could have been better. The bathroom was too large relative to the rest of the apartment, creating an inefficient use of space. The laundry room was annoying to access, requiring traveling on a roundabout journey to get there.
Advice to owner:
See if there’s some way to improve the building circulation, like by creating another location to do laundry or improving the rules around use of the building’s back and side hallways.

LIC luxury building that felt like a small community

Pros:
It’s an LIC luxury building unlike some others in the neighborhood because the staff actually recognizes you, whereas I’ve been at larger LIC apartment buildings that felt impersonal because of there are more residents and more anonymity. Staff here was responsive to requests and generally pleasant in my experience
Cons:
Garbage smells outside the building, mostly seemed to come from grocery store
