Amazing location and charming building

Pros:
Elevator in building, packages usually not stolen, live in super, laundry in building, good room sizes and kitchen
Cons:
packages being stolen, occasional roach, super is somewhat unresponsive to issues, slow with maintenance requests
Advice to owner:
Listen to tenants! Don’t half ass requests. People want to stay in this building for awhile because it’s charming and has great space but it needs to be taken care of

Pretty good pricing for luxury buildings. This building is also located right on the ACE and connected via underground walkway to TSQ 42nd subway so you can avoid the snow/rain or weather to get to just about every subway line which is very nice.
Cons:
Management is a bit lackluster in terms of responses and being professional and kind. They could use some work or change in management but the doormen and the building workers are wonderful!

Well maintained, polite doorman staff, clean building and amenities
Cons:
The super was unbelievably rude. He screamed at me in my apartment when my ac broke, told me “you don’t understand Manhattan” when I asked him to replace, and let himself in my home without asking (when I was there). I was in the shower and he walked in my apartment with no announcement - said “oops I thought this one had moved out” when I’m standing there in a towel. No apology.

- location - layout of apartment - high ceilings - laundry in building - elevator - dishwasher - sunlight in living room - monthly pest control
Cons:
- package theft - noise and smell from neighbor (ex. smoke) - old cabinet and amenities - very slow acting super (ex. broken microwave for months) - street noise level - no storage in bedroom - 30% raise on rent after first year - property managers

Stop squeezing out tenants and hire a different super

Leasing department was very slow to respond to issues and very challenging to communicate with. Maintenance requests were responded to slowly and sometimes ignored.

Improve customer care in leasing department.

Friendly staff, lovely apartments, clean public spaces, rooftop and laundry, gym, easy access to major subways and stations and great restaurants. Park across the street.
Cons:
Neighborhood (Hell’s Kitchen) is dirty and not too neighborhood-y.
Advice to owner:
None except perhaps be more flexible with rent payments during COVID. But otherwise none since our rent has not gone up by much in 3 years and everything else is great!
