Terrible Management, Decent Building

Pros

Quiet, lowkey neighborhood, in unit laundry and dishwasher, great bathrooms, and tall ceilings and closets. The two bigger bedrooms are quite big, nice and get great natural light.

Cons

Had issues with cockroaches and a mice infestation, which management dragged its feet on for months. Landlord won’t respond to a single call or email, only through portal, and clearly doesn’t ever read emails. The smallest room is tiny and the walls are extremely thin and the radiator is super loud in it (will start rattling at 3 am randomly). Oh and the dryer barely works, you have to put it on the hottest setting for it to work (which often ruined my clothes), and the washer was full of mold stains. The super told the next tenant that they could move in early despite us repeatedly telling him exactly when we were moving out. This was a huge frustrating oversight as the next tenant had flown in with her cat and showed up to the apartment before move out. When we emailed about potentially resigning and mentioned the ongoing mouse issue (only one of us was interested in staying already because of the building issues) they asked for a 7.7% increase and didn’t acknowledge anything about the mice or even apologize. They also repeatedly showed our apartment and let people walk around with shoes on despite us asking them to not. I was appalled by the lack of consideration by management for tenants. At least we got our deposit back in full.

Advice to the owners

Don’t be so greedy and answer your tenants when they reach out.

Aggressive rent hikes

Pros

The management company is responsive to maintenance needs. It’s in a fantastic location on a tree-lined block, and people in the building are friendly.

Cons

The management company is extremely aggressive with rent hikes — have seen rents in this building increase by around $2,000 in the past several years — and turnover is accordingly very high.
