Not great, not terrible
Former Tenant
Pros:
The apartment was freshly renovated when we moved in, so the appliances are nice and new.
Cons:
It's an old building so naturally we have struggled to keep mice and cockroaches out. Also, packages get stolen from the hallways constantly.

Good for the Price
Former Tenant
Pros:
I enjoyed living in this building and neighborhood, especially given the price when I lived there.
Cons:
The management company took 9 months to get my security deposit back. They were extremely hard to get in touch with.

Definition of Mediocre
Former Tenant
Pros:
- not too noisy
- SPACIOUS bedrooms
- updated enough appliances
Cons:
- cockroaches everywhere in the stairs and apartments
- weak water pressure
- landlord rarely gets back to you // not in a timely manner
- packages get stolen daily
Advice to owner:
I left due to rent increases that were unjustifiable for the space it was. Please seriously invest in a cleaning service to clean up not just the first floor, but all the stairs and doors of the tenants as well.

Beware the landlords!
Former Tenant
Pros:
It’s close to midtown.
Cons:
The landlords are jacking the rents to astronomical prices after deregulating occupied apartments without the tenants knowledge. People who have lived in 404 for years are suddenly facing rent increases of unreasonable amounts. Most have moved out because of the ridiculous demands from a landlord that has allowed the property to fall into disrepair. The hallways are dark, poorly lit and haven’t been swept in months. The front entry door has no operating intercom since April 2023. “Work” has been done to the building to justify their rent demands. Problem is, none of the work has been finished in the building. They are commanding the same prices for their units as other buildings that have laundry facilities, dishwashers and other basic amenities that they sorely lack. Avoid UVI holdings (the landlord’s name) at all costs. They will only screw you over after letting your unit go derelict.
Advice to owner:
Start treating your tenants like humans. Not obstacles to your greed.

Don’t live here!
Former Tenant
Pros:
Location, price, location
Cons:
Management impossible to reach. Building is dirty. Bad neighbors with loud animals.

Same old New York
Former Tenant
Pros:
Good location, in Hell’s Kitchen and close to the subway. Diagonally across the street to a small park and around the corner from restaurants and bars, great if you are a night owl.
Cons:
Mice in the building, exterminators stopped coming routinely at the beginning of the new year. Management company is consistently unresponsive. Kids from the high school down the street would come into the entryway everyday Monday through Friday at all times of the school day/afternoon and smoke weed, filling up the hallways and apartments with smoke smell.
Advice to owner:
Take better care of the building and your tenants’ quality of life.

Management could be more involved
Former Tenant
Pros:
Water pressure, location
Cons:
High schoolers smoke in the lobby a lot, they're loud.
Management is unresponsive for the most part, although the super is nice.
Packages get stolen so quickly.

Horrible management team
Former Tenant
Pros:
Nothing at all
Cons:
Willful neglect from management to correct any issues in the building. For over a year I’ve complained about teenagers trespassing and doing and dealing drugs, tagging the walls, stealing packages (had to pay for a PO BOX), playing with fire, littering, spitting, harassing residents coming and going, and more. I’ve asked for cameras. I’ve filed 311 reports. I’ve called 911 multiple times. I’ve sent pictures to management. Nothing has been done. I’ve asked multiple times to be let out of lease and no response. Ever.
Advice to owner:
Manage and secure the building. Protect your residents. Care

An ok building
Former Tenant
Pros:
The management is very responsive they usually fix things the next day.
Cons:
The heat could be loud sometimes but manageable. They were switching platforms to make rent payment and the whole process was chaotic. The renewal rent increase was very high
Advice to owner:
Mgmt should have a cleaning service come more often for common areas/hallways

Good for a cheap start close to Midtown - but look elsewhere first
Former Tenant
Pros:
- Location is great

- Price was a bargain for the location
Cons:
- Poorly constructed layout (no living room, barely a kitchen)

- Abysmal communication with the landlord

- Package thief in the lobby that the landlord refuses to look into

- Outdated and not modern at all

- Thin walls that don’t block sound

- Apartments are advertised as TV and internet ready when they are not

- Heat did not work until mid January

- Even for the price that beats out most other places, you feel like you’re overpaying
Over 3 years ago
management is awfu. I dont suggest any HAURUVI holding properties due to this
Former Tenant
Pros:
- they hire pest exterminators to come once a month to spray.

- it’s an older building so rent is a bit cheaper than other places in the Hells Kitchen area
Cons:
- Some units in this building are rent stabilized, some are not. make sure to check, because this management will give you Illegal leases and pretend they don’t realize it’s rent stabilized. It’s happened before

- MANAGEMENT IS UNRESPONSIVE. The office manager is only available by email and NEVER responds.

- I haven’t seen any cockroaches or pests, so I think I’m just lucky. I’ve heard some of the apartments that aren’t renovated have a lot though. So be careful!

- NO SECURITY/NO CAMERAS: packages get STOLEN ALL THE TIME. And Myself and other tenants have alerted the office management and the one time they actually answered they said they weren’t going to do anything. So that’s that.... do not send anything/order anything online and get it sent to this address, there’s a 90% chance it’ll get stolen.

It’s ok …
Former Tenant
Pros:
No signs of pests, pest control is regularly scheduled
Cons:
Common stairs and halls are narrow, smelly, and stuffy. Noisy street facing units with bars, high school, concerts down the street, and construction on 9th avenue. Interior rooms are much better noise insulated. Packages often stolen or torn open. Pest control regularly comes once a month during the day but you have to be home to have them spray. There is no longer a live in super and getting a hold of the management company is a nightmare

Undervalued Apartment building
Former Tenant
Pros:
I don’t know what the rent prices are now for 406 W 56th but this was the first apartment I lived in and it was really great. If the landlord is still making you pay by physically dropping off the check yes that’s annoying, but trust me - there are way worse apartments in the city. This building truly was clean, had no pests, and was a large enough living space. I’m now in a terrible dirty apartment that is more expensive. The super is OK, he’s a typical super. But it’s unique to find an apt with no problems really, and that was this one.
Cons:
N/A, a little more water pressure would have been nice
Advice to owner:
Please start accepting digital payments, for the rent!

There is no peace here
Former Tenant
Pros:
The neighborhood is good, safe, private, affordable.
Cons:
The neighbors are so loud and constantly screaming. Told management and called the cops multiple times and nothing changed. This building was quite and peaceful and for the last year there is absolutely no peace. The screaming is every day. If you value sleep and your sanity don’t live here.
Advice to owner:
Have actual consequences for noise problems. Doing nothing does not fix the situation. I know many who moved just because of the screaming neighbor. This problem will cost you.
Ok place for the price.
Former Tenant
Pros:
Free monthly exterminator
Fair rent
Heat works very well
Decent sized apartments
Landlord is nice
Cons:
1) Dirty hallway covered in dust balls all over walls
2)Thin windows and poorly sealed. This wouldn't be too much of an issue if I didn't have a select couple loud neighbors in one of the units who gather in front of the building to wee hours of early morning to drink/smoke with others. In addition, they like to smoke so cigarette and marijuana smoke from the outside makes it's way into the apartment unit. The landlord has put up signs against smoking and loitering. However, it doesn't help as the select neighbors don't listen or move 3 feet to the side walk which doesn't do anything to prevent the smoke from entering.
3) Water leaves an orange residue on my counter.
4) The same select neighbors always sit on the front steps and handle drugs outside of the building.
5) Missing packages. Packages have been stolen several times
Advice to owner:
Work on the air quality:
1)Clean the hallways atleast once a year. The amount of dust that piles up is not great for people with allergies.

2)Seal/reseal all windows or at least the units facing the front of the building where people gather to smoke.

Security:
Install camera in the hallway facing mail to prevent package stealing.
