Quiet rent-stabilized in the Heights

Pros

Very spacious for its price. An older building but apartments have a nice hardwood finish and comfortable. Neighbors are lovely. Great parks nearby, very residential, quieter, and very close to the A train (4 min walk). Live-in super Chester is fairly responsive. Daughter of the landlord lives here and is very kind. They were very quick to approve without hassle a 1-month extension on my lease, and respond to phone calls.

Cons

Landlord only accepts rent by mail. Temperature control is rough — they have heaters but the building traps heat so summer it feels like you need a window AC in each room to be comfortable. Lots of flies around, and I personally had some trouble with fruit flies and roaches even though I kept the space clean — no screens on windows so will have to keep the closed to avoid bugs. And even with the windows closed the horseshoe flies from outside still found their way in. They do offer extermination services every now and then. It is an older building.

Advice to the owners

Set up some electronic payment system for rent, even just Zelle or Venmo!! Communicating to residents via email or some other digital form would also be helpful. And perhaps spending just a bit more on cleaning and pest extermination.
