Luxury Prices, Non-Luxury Treatment/Furnishings

Pros:
- 8 apartments in the building - Washer/Dryers in apartments - Central air - super is nice - Balconies + outdoor space
Cons:
1) High tenant turnover 2) Roof spaces are private, however, new tenants aren’t properly instructed on building rules, so they make messes and “borrow” things from neighbor’s roof spaces without asking or putting things back. 3) Slow turnaround when fixing service issues. We’ve had: - multiple roof leaks, some in repeat spots. The Building’s fix is to paint over, which doesn’t solve the issue. - Shower door broke off track. After initial “fix,” was told everything was good to go. Only problem? The door would only close and open if moved EXTREMELY slowly. After us pushing back, the door was finally fixed. Turnaround time around a month. - Central air units are not picked out with apartment in mind. The units in the bedrooms work well enough, however, not the one in the living room. They have the same unit in the living room, but the space is much more open, resulting in the room never being cool. It also results in using much more electricity than we need. - Raccoons! As in multiple. An ongoing issue of several months, which the building isn’t taking seriously nor is it keeping tenants in the know. - The washer/dryer in the apartments are old and inefficient. They take much longer to wash+dry, resulting in increased electricity use.
The super is incredibly responsive, but I can’t tell you how many times we’ve been told that the building owner doesn’t want to spend money or how many times weeks have passed without an update.
Advice to owner:
If you’re going to tout these apartments as luxury living (and charging luxury prices), you should be giving luxury service. Issues should be resolved promptly, we should not be having repeat issues, and the appliances should reflect the standard as well.
