MOLD in Bathrooms, pests & cockroaches.

Pros:
The location is nice.
Cons:
-Verified mold issue in units, reports to back this up. (if you have tiles that are raising in the bathroom, hire YOUR OWN PROFESSIONAL mold inspector!)
-the site manager and the management company are negligent in regards to the public's health.
-units are uninhabitable.
Advice to owner:
destroy and rebuild.

Upper East Side Meh

Pros:
Great water pressure (like, the BEST) and some chill neighbors. Decent enough neighborhood, with good food shopping & transportation (the Q)!
Cons:
Shoddy, illegal renovations (to include installing entire new floors in the basement and on the roof). Random water leaks and mold issues all the time; been trying for years to get bathroom issues fixed. Hot water unreliable. Some mailboxes won’t close and rip your arm as you are trying to get out the front door (which is sometimes stuck closed). The trash area is a constant mess; there are rats all over it and infesting the basement. There are always some idiot party people. Not enough wall jacks for modern living. There used to be a dog owner who couldn’t be bothered to take Fido out to do his business. Right now we have a dog owner who leaves the pooch alone for too long and it YELPS. And my favorite — The apartment floors are named by letter, not number. So 3E is on the 5th floor while 3A is on the first. (FDNY loves that!)
