The landlord Sabet Group/110 E 1 Street LLC is horrible. We moved in during ridiculous construction and that was just the beginning. The balcony was deemed unsafe by the department of buildings. Plus it gets pigeon poop all over it anyway. The noise from outside is a lot. Leaks, broken appliances, speakers don't work - there are too many things to list. The size of the bedrooms is below legal limit and we found out the landlord illegally converted the apartment. They submitted plans that showed one less bedroom. Apparently they do this in all their buildings. Shady shady shady As of Dec 20, 2025 we are 52 days with no heat, no cooking gas, and inconsistent hot water.
Advice to the owners
Be better.

Great neighbors, great location
Cons
Lots of illegal construction, undersized bedrooms, heat violations, and general lack of responsiveness. We tried to collaborate with management but after many months of illegal and unlivable living conditions we’ve filed a variety of legal claims.
Advice to the owners
Stop being leeches on society
