Review summary

Summarized from anonymous rental reviews on Openigloo.

Tenant reviews indicate that buildings managed by Nik Cubi present a mixed picture. While some residents commend the effective staff, cleanliness, and favorable locations, frequent concerns are raised regarding management's responsiveness and the state of building maintenance. Issues like pest infestations, malfunctioning elevators, and aggressive tenants have been noted. Renters express dissatisfaction regarding management's handling of safety concerns, including the presence of problematic tenants. Despite some positive experiences, the overall sentiment suggests that prospective tenants should be cautious, as management's commitment to tenant wellbeing appears inconsistent.

Super lies, landlord lies, there is real danger with the elevator & illegal wiring

Pros

location, near subways and park--you'll last a year because it won't make up for all the things that are wrong.

Cons

1 old tiny elevator that cannot be repaired because they don't make the parts anymore. Brodsky, the owners, buy luxury properties, but they never give a proper repair here. frequently broken Elevator is very unsafe--outdated and illegal wiring, cross wiring, leaks, untrained workers--they hire only the cheapest, They would never send the people they send here to their fancy buildings. The construction boss has never given his guys masks when they do polyurethane or are exposed to asbestos. He thinks these workers are dispensable. He doesn't see the work he signed off on. He is low. The owners donate $$$$ to New York City opera, and New York City turns their back on illegalities. Building doesn't file proper papers for repairs. Most landlords cut corners, but these landlords leave residents unsafe. There are rent-stabilized apartments in this building, and that is supposed to be posted, but it isn't. When a tenant dies, they find illegal ways to destabilize the apartment, like moving in a friend for a few years. The super is an unskilled lackey--no conscience, no empathy, no honor.

Advice to the owners

Replace the elevator. Consider our safety Tell the truth. Do your best to be a less greedy. You should be ashamed of yourselves.

Well Maintained Building with a Great Location

Pros

The best things about this building are the unbeatable location and the staff who are always helpful and ready to accommodate residents. The superintendent in particular, goes above and beyond to make sure our issues are addressed promptly.

Cons

- The elevator is slow and breaks down quite often. - The walls between apartments are very thin and one can hear basically EVERYTHING. You just have to hope to end up with a quiet and considerate neighbor next door. - The apartments are relatively small with very limited closet and storage space.
