Pros:
Great location, just a few blocks away from the F train and great restaurants/cafes and right above a fantastic Italian deli. Apt was a decent size for one person, but the layout was strange - bathroom was past the kitchen and the 2 bedrooms were abysmally tiny, as if they had split a nicely sized 1-BR into 2-BRs so they could charge more. My unit had central AC/heating, which was a pleasant surprise considering the age of the building.
Cons:
No larger grocery stores nearby. Floors and walls were thin, so you could hear your neighbors all the time, and during the winter, the cold would seep into the apt. The bedrooms faced the backyards of the neighbors the next street over so sometimes there would be loud parties/general noise late into the night.
Advice to owner:
Have the supervisor come around to clean more often; the common areas were always really dirty and dust/debris would build up, especially in the entrance hall and on the stairs. Do better sealing of the apts so winter air / summer heat doesn't leak in. Spend a little more $ to buy better quality finishes like faucets and appliances; getting the cheapest versions of these necessities cheapens the whole apt and makes it look older/crappier than it actually is.
