For the price, it's worth the troubles.

Pros:
The rent, the location, the units facing the park, superintendent is responsive and quick to fix things. Neighbors can appear stand-off-ish but are mostly friendly once you start chatting.
Cons:
Can be a bit noisy and dirty. During the winter its common for someone to be smoking in the stairwell, whether they live in the building or not. And there's a group of guys at the retail shop next door that are consistently cat-calling any young woman who walks by.
Advice to owner:
Give the superintendent Ivan a raise!

Pros:
Good location, heat worked extremely well during wintertime
Cons:
Usually dirty building, unresponsive management, apartment had a consistent leak problem in the bathroom that was not fixed for years. Homeless would sleep in and use the bathroom in the stairwell. Also a German cockroach problem was pervasive
