Pretty good place

Pros:
There's a courtyard for the trash that's above ground so no bugs and rodents are around. The supe and handy man he uses as lot are quite friendly and responsive.
Cons:
The front door doesn't quite lock when it gets cold and the mailboxes are also janky so packages have been stolen.

After 2 years: a pretty decent place all around, with some issues

Pros:
Pretty well maintained, neighbors were never rowdy, didn't have an overwhelming amount of bugs (1 roach every 1-2 months), the trash was well organized and would never be overflowing, the super was pretty nice and came over to help us with our apartment a few times, the shower was great (but needs a water filter), every room had a window, the place was as described, we never lost power, virtual doorman was super helpful, landowners were upfront about rent and fees, no structural issues (walls were intact, no lingering holes and whatnot). It worked for our purposes for 2 years without any major issues! It's located on a really safe corner, close to a grocery store + train station + laundromats, with plenty of restaurants on every side.
Cons:
Radiators would sometimes not work so we ended up using a space heater if we needed immediate heat, windows have little insulation, steps are uneven, never got a visit from the monthly pest service until the last 2 months (we were there for 2 years), bathroom is *tiny*, and most importantly: sometimes packages would never make it to the "lobby". I know every NYC apartment building without a doorman struggles because people will just let in whoever calls their door and the intruder will take packages. But there were a few that never made it to my apartment at all, because I was in the lobby when it was marked as "delivered". Ended up using an Amazon locker or other people's houses and 85% of my packages arrived totally fine, but I didn't want to risk it.
Lastly, this apartment is above a bar so you can hear some of the subwoofer sounds from the living room, but honestly you get used to it and it's not really noticeable.
Advice to owner:
1) Fix the front door: it sometimes doesn't lock and people can just walk in and out! 2) Please fix the windows - they let in a ton of heat and are not safe or useful. 3) Also, there's a pillar in the bathroom that makes it really small - if you were to break that down, there'd be a lot more space! 4) Add some storage unit for packages, maybe a lockbox of some kind? To prevent intruders from nabbing packages

Very nice and responsive super
Cons:
- blood stains on stairs
- rats and roaches
- you can literally hear every word of the song the bar downstairs is playing
- packages get opened & stolen
