Run, Don’t Walk — Looks Better Than It Lives
Pros
The super was a nice guy, and the apartment looked good on the surface. The finishes and appliances presented well during the showing.
Cons
Where do I start? Recurring mice and roach problems, two separate attempted break-ins, poor management responsiveness, and constant uncertainty around the tenancy. We paid rent on time and still ended up dealing with eviction-related paperwork. We were also told certain visits were insurance-related and later learned the building was being marketed for sale. The initial rent looked attractive, but the proposed renewal increase was substantial. This is not a rent-stabilized building, so do not assume the rent you move in at is remotely what you will be paying long term.
Advice to the owners
Stop relying on nice finishes to carry the experience. Fix the pest issues. Take security complaints seriously. Communicate honestly with tenants. And if you want people to stay, stop treating every renewal like an opportunity to squeeze as much as possible out of them.
