Pros:
Doorman buildings at the rent they charge are hard to find. Love having the courtyard and many units have balconies. The doormen are great for the most part. Nice location in Harlem with lots to do but not overly congested. Bedroom and storage space is much more ample than many other buildings in the area. Units are reserved for people with families so the neighbors are very quiet and respectful. No crazy party neighbors etc.
Cons:
Really bad property managers. They have a lot of obnoxious move out rules that seem to be in place just to cost you more money. Laundry room is terrible. Machines smell like mold a number of the machines are broken. There is a night club that can be disruptive for units on the courtyard side. I also waited nearly 6 months to have my dishwasher replaced and the super seems to be under direction to do everything to save the owners money. I experienced a great deal of resistance trying to get them to replace broken sink and bath tube fixtures. I also felt like the electric wiring was subpar because I often had issues my clippers shorting out the bathroom outlet. I’m general not much of anything has been updated since the buildings erection which is disappointing.
Advice to owner:
Do more to leave residents with a positive impression upon moving out. Be more proactive with appliance repairs and building upkeep. I also think it’s cruel to force residents to pay for the entire month if staying past the 5th of the month.
