Great East Village Spot

Pros:
Regular pest control has kept my place free of any mice or cockroach the whole time I was here. Never had any issues with garbage in terms of smell or rodents either.
Great water pressure and temperature, and building maintenance is prompt and thorough.
The apartment is facing a large street so any north facing apartments get great sunlight throughout the day.
Great soundproofing between apartments, I very rarely hear anything from my neighbors, though any sounds in the hallways can be echo-y (but no one ever lingers so it's not an issue)
Interesting unit layouts give you more storage and space that other typical studio-style apartments. High ceilings also help to add to this.
Apartment still stays pretty cool during extremely hot months.
No in-unit or in-building w/d, but laundromat is located right next door which is very convenient.
Cons:
Heating is extreme during winter months. The pipes also never stop making loud noises throughout winter and can take time to get used to.
Located above a bar, so it can get noisy at night from Thursday-Sunday, but this kind of noise is to be expected if you live in East Village/Manhattan. People who are sensitive to noise in general will have a hard time as the winters are filled with loud pipe banging from the heating, and spring/summers are filled with noise from the bar downstairs.
Other than the front half of your apartment that is directly facing north/south, the rest of the apartment stays very dark because those windows face an alleyway.
Flooring is old/dirty and has not been renewed in a while.
No security for packages, regularly gets packages stolen.
Advice to owner:
Install security cameras downstairs to prevent package theft

RODENTS Not Keeping Up With Upkeep

Pros:
The hallways are relatively clean and there is a guy that takes care of trash every day
Cons:
They are not responsive at all. I have had a mice problem for the entire 2+ years in my unit. The only fix they provided was the sticky traps (which do not work). I had to pull out the stove & fridge myself to clean the enormous amount of mice poop & cover multiple holes because management refused to do so / were unresponsive.

Pesky pests

Location, location, location.
Cons:
The garbage containers on the ground floor do not have covers at all. People put in trash that is not tied shut. There are cockroaches EVERYWHERE. Building is above a "bodega," coffee shop and dumpling shop. Not sure when / how often the hallways get cleaned (not often). Stairs are rickety at best.
Advice to owner:
The law says that ALL garbage containers MUST HAVE COVERS.

Pros:
They can’t keep a good super here. They fire all the good ones! We just had one that was great they let him go.
Cons:
Building needs to be maintained better. Garbage is a mess outside especially on the weekends the building needs to be painted and cleaned more.
