Review Summary for Eyal Ovadia
Summarized from anonymous rental reviews on openigloo.
Recent reviews of buildings managed by Eyal Ovadia reveal a generally positive tenant experience characterized by attentive management and responsive maintenance. Tenants appreciate renovated units, spacious apartments, good heating, and pest control efforts. Cleanliness and garbage management are mostly well-handled, though some common areas require better upkeep. Noise levels can vary by building, with some reporting problematic sound insulation and noisy neighbors, especially in rent-stabilized buildings. While most renters approve of the owner and recommend the properties, occasional maintenance issues and pest sightings have been noted. Overall, tenants can expect a landlord who is engaged and responsive, with room for improvement in building infrastructure and quietness.

Great place to live, worth the price
Former Tenant
Pros:
spacious units, pest and mechanical issues in the unit resolved quickly, attentive management, great neighbors
Cons:
a few maintenance orders have gone unanswered, common spaces (stairwell, trash area, etc) are a bit grimy, some rats hangout by trash

Loud and moldy building
Former Tenant
Pros:
Never had issues with mice or bugs
Never had issues with leaks
Fairly responsive management
Cons:
The washer/dryer doesn't work well - constantly clogged and dirty. We have to still go to a laundromat. All AC units get moldy every year. Sound insulation is nonexistent, you can hear everyone and everything in this building
Advice to owner:
vet your tenants better to make a better environment, should probably replace all ac units

IT'S SO LOUD HERE
Former Tenant
Pros:
large space, a lot of storage space.
Cons:
The walls are practically made of papier-mâché, and all the neighbors are loud. They stomp up and down the stairs, slamming their doors constantly. One guy plays his electric guitar all day, completely inconsiderate of the noise disturbing his neighbors. Another group of kids throws parties all the time and their guests are always so loud coming up and down the stairway late at night.

The washer and dryer are always broken, forcing everyone to haul their laundry to the laundromat and pay a premium to clean their clothes. In the winter, the hot water barely lasts 10 minutes. The water has a high manganese content, which causes black goo to build up in the faucets and shower heads. The constant banging, stomping, and slamming from the tenants turn this place into an overstimulating nightmare.

TLDR: DO NOT MOVE INTO THIS BUILDING OR THE ADJACENT ONE UNLESS YOU LOVE NOISE COMING FROM ALL DIRECTIONS.
Advice to owner:
i don't even know.
