Beautiful apartment unit, terrible building management office

My studio itself is so lovely - lots of natural light, beautiful view of empire state + all nyc landmarks, larger than usual nyc studio, amazing finishes and modern look.
Cons
Management is terrible - either doesn't respond or takes 2 or 3 followups before they respond. Super is very nice but ultimately important things like ordering a new AC unit are blocked (my AC unit was broken ever since I moved in the building; i emailed management and took them 2+ months to give me a new unit). Also the building is connected to KYMA the greek restaurant. For some reason, the restuarant staff and kitchen can use our building whenever they want, and we don't have a service elevator, so our elevators always REEK of their trash and our entrance too, whenever they take the trash out. It's pretty gross sometimes.
Advice to the owners
Just be better. Respond to your residents and respond promptly to issues.
Solid, Fake Luxury Building
Pros
The apartment is well kept up, staff is fantastic, maintenance is very responsive and the gym is a good bonus. It is is a bit of a fake luxury building though.
Cons
Noise is pretty bad from construction
