Landlord is terrible

Pros:
Great location. Cheap rent. $1100. No frills and no renovations. Landlord lives on the 3rd floor.
Cons:
Front door doesn’t have a buzzer. Roof leaks. Ceiling to my bedroom leaked for 9+ months. After repeated asking to look into it he cut a 3’x3’ hole in the ceiling of my bedroom and told me it had to be left open “to monitor”. Water poured through the hole any time it rained. Had to call every other day for 3 weeks until it was finally patched up. Landlord does everything he can to be hands off and to only be available on his own terms.
Advice to owner:
Stop trying so hard to be a dick. I’ve met your neighborhood friends who mentioned you make it a point to not be friendly to your tenants. What weird way to operate a building. You’ll eventually reach a point where cheap rent won’t be enough.
