Review summary

Summarized from anonymous rental reviews on Openigloo.

Recent reviews of buildings managed by 135 SULLIVAN REALTY LLC reveal a mixed tenant experience. Positive feedback highlights clean, well-maintained buildings in good locations with quiet neighbors and responsive, flexible management addressing maintenance reasonably. However, significant concerns persist including steep rent hikes not matched by apartment quality or improvements, noise intrusion from street and storefronts, heating problems in winter, pest issues like mice taking long to resolve, and occasional water and security troubles. Tenants urge better reinvestment into building infrastructure, improved noise insulation, consistent maintenance, and valuing long-term tenants to reduce turnover and enhance living conditions.

Long-term tenant experience, significant rent increases

Pros

Nice location and washer/dryer.

Cons

Dramatic and steep rent increases every year. Persistent quality of life issues, loud street noise, loud storefronts, scaffolding put up and obstructs views and workers look in. Poorly insulated windows. Heating issues throughout the winter not properly solved for. Maintenance is inconsistent and makes issues worse rather than fixing them. Gas stove downgraded to lower quality electric stoves. Front door to hallway is poor quality and you can hear everyone in the hallway walking by. Reports of black mold in units.

Advice to the owners

Clear disconnect between rent increases and actual living experience. People who take care of their units and contribute to the building community should be valued and retained not priced out. Addressing core issues like windows, noise insulation and consistent/good maintenance would go a long way. As it stands aggressively increasing rent without reinvesting in the apartments or improving conditions creates frustration and turnover.

Well maintained walkup

Pros

Well maintained building, apartment was in really good condition. Entryway, hallways, and trash area always kept clean.

Cons

No real issues: we did have a roof leak after a big storm and it took them a few days to send someone.
