Review summary

Summarized from anonymous rental reviews on Openigloo.

Recent tenant feedback for buildings managed by Aviram Chen reflects a mixed experience. Some residents appreciate affordable rent, modest rent increases, and timely repairs, with certain buildings being well-maintained and featuring charming elements like exposed brick and ample natural light. However, persistent concerns include poor building upkeep, ineffective garbage management, pest issues, noise disturbances, and unresolved maintenance problems such as faulty appliances and insulation. Responsiveness varies, with some tenants finding management timely, while others report ignored repair requests and difficulties reclaiming security deposits. Rent stabilization is generally absent, and rising rents add to tenant dissatisfaction. Overall, management shows effort but needs improvement in communication, maintenance, and tenant relations.

Reviews

Former tenant·1 month ago

Not terrible, but not a great place to live, in my opinion.

Pros

Close to main thoroughfare. Cute street near grocery store.

Cons

This is all my personal opinion. I could hear every single thing my upstairs neighbor did. It was like they were in my living room. For months, I was kept awake by a rattling noise my fridge made. Texted the property manager many times, to no avail. The whole building was dusty and poorly maintained. Washer and dryer stopped working in the basement and it took days for them to fix. My apartment itself was insanely tiny and they kept jacking up the rent.

Advice to the owners

Take better care of your building.

Good landlord but don't expect to get your deposit back

Pros

Affordable rent, low increases, makes repairs

Cons

Withholds deposits and doesn't show up for court. He also registers all his LLCs in Nassau county so it's difficult to recover your deposit through small claims court.
