Pros

Nice doormen - All the doormen are kind and love to make real relationships with all the owners and tenants Beautiful views - Can't beat the east river views of the east facing units, city views are also great on the west side of the building. Amenities - Have a small but sufficient gym with a pool for lap swimming and a hot tub that was finally fixed. + Sauna & Steam room are just great to have

Cons

Lobby is new and beautiful, but units tend to be a bit on the older side, depending on the specific unit owner There are 4 elevators but one or two are always broken down and it causes 10+ minute waits to get up or down at times

Advice to the owners

Ensure elevators work and get faster service when one breaks down. Make some stylistic upgrades to the health club and rooftop area

Loved living here, but it has it's problems

Pros

Next to the park and river, great views Building is cleaned weekly Neighbors are kind and there's a sense of community Super is very responsive and kind

Cons

The closest train is a 15 minute walk, and the closest bus can be unreliable There is poor window insulation, so it is FREEZING in the winter. You pay for heat as well, which can get up to $500 when it's cold When it rains, the garage and lobby floor completely flood Washer/dryers on site are expensive and usually broken Upstairs neighbor's hot water heater has burst and leaked into our kitchen. Upstairs neighbor has also flooded his own toilet, which leaked into our bathroom and bedroom Management (not the Super) is unresponsive, rude, and unwilling to listen to tenent concerns

Improve the flooding situation and replace the exterior windows/doors
