the management company kinda blows --- we had brutally noisy construction for 5 months as an apartment in the building was gutted and they didnt do anything and they also price the units too high and try to go up way too much every year

We lived here for years before they have recently started prioritizing maximizing profits and renting to students/young professionals who treat the building like an extension of their college dorm room. Families and those who value peace and quiet, beware.

super is not great, there are lots of cracks that let in hot air in the summer, water is not good quality - need filters etc

Pros:
I loved living here for 2 years! This is a nice building with an elevator (no doorman). It’s in a great neighborhood and conveniently located right next to the Q station. The building is charming, clean & has kind/friendly residents. The package area is to the side of the lobby, which helps prevent theft. The apartment is very spacious, has tons of closet space, full sized appliances and lots of natural light in the bedrooms.
Cons:
The laundry room in the basement only has 3 washers & 3 dryers. Often 1 will be out of service and takes a while to get repaired.

Charming Building in the UES

Picturesque walkway that leads into a charming prewar building with renovated lobby and hallways. Elevator and laundry in the building, new appliances, with a live-in super who stays on top of trash takeout and overall building maintenance. Have lived here 5+ years and the convenience of the location is a high note - steps from the Q and three blocks from the 6, Target on the corner, new Whole Foods down the block. Love being in between the East River and the Park.
Cons:
Due to high demand price increases each lease (12mo). You do have to be aware of packages being delivered - since there is no doorman, anyone can try to get into the building and there have been instances of package theft.
Advice to owner:
Be kind and generous with the Super and he will take care of anything you need - hanging items, painting, plumbing. Enjoy the charm of this prewar building in UES!

Sometimes too loud, especially if you face the garbage area. The super is doing stuff there until around 12AM

Excellent superintendent. responsive, nice, understanding - all good. Building common areas are clean and seem to have been recently remodeled. Issues are addressed almost immediately by the super.
Cons:
Building management does not answer the phone and does not respond to phone messages (I've made several calls to the person identified in my lease as the contact, and am yet to speak with them). They only communicate via email - usually one liners - which can be frustrating as it comes across as they really don't care. Also, there is no laundry in the building, and very few options other than expensive pick up / delivery services - major drawback.
Advice to owner:
Answer the phone. Return phone calls. Engage in a conversation with the tenants when asked a question.

No regrets, decent and convenient place to live

- I think the tenants are relatively respectful. personally mine and my roommate's packages never got stolen even though it just sits in front of the elevator, although I have met someone who constantly had her packages stolen
- location - close to the 6 subway
- quiet - able to get sleep in
- near target, trader joe's
- experienced no rats
- agent respected my no shoes policy for when open houses began near the end of my lease
Cons:
- sunlight - pretty much non existent. the unit I was in faced other buildings, would only get a bit of sunlight in the summertime, for about an hour.
- super - non-responsive and no shows. calling seems to work better than texting, as usually my texts don't get responses. lots of times he'll say he'll stop by, but doesn't show up to the apartment at all. has also mentioned he'll follow up / come back with more tools to fix xyz, but does not come back. the only time he responded and acted on a complaint promptly was when my heater wasn't working, which might just be because 311 takes heat seriously considering how cold NYC gets. though the heater continuously was not working or only producing a small amount of heat. note this was just the heater in my room, all other heaters in the apartment were fine.
- pest control - exterminator is supposed to come once a month, which was consistent at one point but did not show up for a couple months near the end of my lease
- found a cockroach in my living room once, although it was already dead.. don't know how that happened

Location was great, easy to get around, our unit had a backyard which was perfect for hosting
Cons:
We had several mice in our unit, the building is old and the super seemed irritated with our requests.
Advice to owner:

The location is near very good restaurants
Cons:
The management company is not very responsive and the super was rude more times than not. Also, we had a 1st floor unit with a private outdoor space. Lot of bugs in the apartment and a mice problem toward the end of the lease.
Advice to owner:
Should get a better management company. They were rude and unresponsive.

balcony on every unit, and elevators
Cons:
mouse always in the basement, supper is hard to reach when needing something done, and there is only 2 washer and dryers and one is always broken. keep increasing rent but not fixing the probems

fix basement, and stop increasing rent it doesnt match for what the building offers/ location
