Review summary

Summarized from anonymous rental reviews on Openigloo.

Tenant reviews for buildings managed by Jay Lubin reveal a mixed management experience. Some properties are noted for affordability, rent stabilization, and friendly neighbors, with responsive management and effective garbage control. However, significant issues recur in numerous buildings, including persistent pest infestations (especially roaches), poor cleanliness, slow or unresponsive management, inadequate heat, and noisy or unsafe environments. Several renters describe neglect, particularly in maintenance and pest control efforts, with some reporting harsh communication and insufficient problem resolution. While a few buildings benefit from helpful superintendents and good water pressure, the overall experience suggests inconsistent oversight and challenges in addressing tenant concerns effectively.

Affordable and friendly building

Pros

Apartments are nice and neighbors are great and very friendly. Very helpful super. Affordable and rent stabilized!

Cons

Apartments facing the street can be loud at night and management is generally not the most responsive, it takes a few emails/phone calls to get to them.

Roach Infested Sanitary Nightmare

Pros

Neighbors are quiet and friendly. The apartment itself is decently sized.

Cons

The building itself is not clean and the apartment is crawling with roaches. You can often see mystery stains, food, and pieces of ceiling paint along the stairway— this will go unaddressed for weeks or months. On the top floor there’s a leak in the hallway when it rains. The building does not properly take care of the trash and often there are citations from the sanitation department on the front door. The apartment itself is infested with roaches (probably from all the aforementioned). An exterminator comes once a month and it is effectively doing nothing. When the building was notified about this several times, they sent one more exterminator. However this also has not helped. The building is unresponsive and often responds with “you should have said something sooner” while continuing to do almost nothing. The roaches and other bags make this apartment nearly unlivable.

Advice to the owners

Consider taking actual measures to clean up the building and the trash.
