Poorly maintained property + zero ventilation

Pros

Located in a nice neighborhood. Relatively quiet block. Heat is included in rent. Allows pets. Has a working intercom.

Cons

There is little to no ventilation. Windows, walls and floors are improperly sealed. There is an unaddressed wasp infestation and an unaddressed roach infestation. The roach infestation stems from the drug den located on the second floor. The drug den manufactures substances with strong chemicals that cause vomiting, nosebleeds, swelling and severe asthma. The drug den also produces copious amounts of smoke. Because the floors are damaged and nothing is properly sealed in the entire building, and because there is no ventilation in the kitchen at all and the vents in the bathrooms don't work, the concentration of the magic marker, burnt plastic, trash fumes as well as the smoke become extreme. The drug den leaves the front door open, hoards trash, and has round the clock visitors. Police are aware of the situation but powerless to take action. When the second floor uses a lot of power, the third floor has a power out. The meters for the electric bill are improperly installed. Con Edison came for inspection and informed the landlord that the meters need repairing and the wiring (which surges and goes up and down hourly) in the building also needs repairing. Landlord has not addressed it. There is no water pressure in one of the bathrooms and the toilet bowl is dry and empty. In the other bathroom, the water doesn't stop dripping. The floorboards are in disrepair and make a lot of noise, the cabinets in the kitchenette fall on your head and the doors don't properly close (this is how this apartment came and the landlord never addressed any of it). In the summer, because there is no ventilation in the kitchen, the fridge overheats and shuts off. The living room a/c also smokes as if it going to start a fire and in order to use it we have to pour water on it. The drug den below complains that the water to douse the smoking a/c unit lightly dampens their balcony and they get tweaked and become physically aggressive. The first floor tenant became so ill from exposure to the fumes from the drug den that he ended up in the hospital and never returned. This property is dangerous to live in and is only suitable for hard core drug users and squatters.

Advice to the owners

Stop covering for the drug den tenants and evict them for the sake of your property, clean the entire building, exterminate, make your property smoke free, fix the toilets and electrical problems, change the lock on the outside front door, label mailboxes and give tenants keys so no one can tamper with the mail, install ventilation, quit being a slumlord..
