Pros
It's a nice setup for a decent price if it were maintained better and not eroding away. He was very hands-on and communicative with tenants (though often negatively). The super manages the garbage. While tenants weren’t allowed to find their own, he did ensure that shared housing was filled rather than leaving tenants alone with the burden. Pest control was conducted (though not with the best safety measures, it shows attention to infestations).
Cons
Cancels leases midterm and pressures tenants into signing longer ones. Doesn’t consistently honor promises (e.g., broker fee waiver, inconsistent application of lease terms). Forbids tenants from choosing their own roommates, leading to mismatches. Repairs done by unqualified people instead of licensed professionals. Poor apartment conditions: holes in ceilings, showers, kitchens. Dirty apartment at move-in. Uses pesticides without proper safety precautions for tenants. Management is quick to anger and keep grudges.
