It’s a great space but a small space

Pros:
- the amenities are nice
- the super is responsive
- the tenants in the building are good
- the location is lovely
Cons:
- the management company is not responsive
- they will raise your rent to insane amounts
- the laundry is constantly breaking
- the safety of the area has changed
Advice to owner:
The space is nice but not for that price

Nice Building, Loud Neighbors

-Well maintained building
-Helpful doormen
-No issues with heat or pests
Cons:
-Hostile and non-responsive landlord. Any issue that was brought up, she would argue and avoid helping for weeks on end.
-Very loud neighbors, screamed out of their windows at all hours of the night.
Advice to owner:
Be better.

My fav NYC Apt to date!

Pros:
Lived here for two years in a small 1BR
- Small apt but well laid out and tons of storage space!
- Extremely low monthly utilities bill given heating included
- Unique elevator with amazing elevator guys: the elevator is the coolest part about the building. 100 years old and you aren't legally allowed to operate it yourself. Jorge, Diageo and Ray are three of the sweetest guys. There was a new guy towards the end of my lease (Albert) who was fine though not as awesome as the others
- Chill rooftop (not done up in anyway and not technically meant to be accessible)
Cons:
- Management sucks. They kept jacking up my rent way above market and refused to negotiate. When I moved I saw it sat vacant for a while before they re let it at a lower rent than I was paying.
- Slow to service things: my fridge broke and they took close to a month to replace it
- Can hear neighbours at times (though it was always manageable)

Pros:
The elevator operators/doormen will become your best friends. They’re so kind and helpful. They’ll come fix your heater when it starts leaking or put mouse/cockroach traps around your apartment when you’re too scared to go back in (from personal experience lol). They also bring packages up and do extra stuff to help you out even though they don’t have to! Good amount of space and the heaters WORK. Like I turn my AC unit on sometimes at night in the winter because it gets so hot. The neighbors are also super friendly. If you hang out in the lobby with the evening elevator operator, you’ll end up making a bunch of new friends!
Cons:
Super works a full time job in addition to being the super. She is responsive within 4 days like 50% of the time, 25% of the time takes over a week to respond, and 25% just doesn’t respond. We call her “the dragon” so idk take that how you want. And even though she won’t respond to you during working hours, she will yell at you if you text her outside of working hours. One of my neighbors/friends sent her a text about cockroaches at 8pm and the super went off on her. Also, there is a hole in my sink from a plastic bottle falling from the mirror shelf (so like a foot), and I was told I need to replace the sink myself. The sink is literally thin plastic. There is a literal hole in my sink from normal wear and tear I’d say (bottles fall off shelves, but the sink shouldn’t be so weak that it breaks), so I’m salty about that. The apartment was very dirty when I moved in. We spent a whole cleaning. Hallways/lobby are dirty/dusty, but that doesn’t really matter. Laundry machines are out of order sometimes, but at least 1 washer and dryer is always working. Also, our oven smells like gas whenever we use it, even after getting it replaced (which took like 3 months), but the carbon monoxide detector we bought on Amazon has never detected anything. I’ve seen a few bugs and a mouse in my apartment. Overall, it’s a pretty good building for NYC, and all the negatives are worth the location and people!

Pros:
The lobby/ elevator attendants are all great, helpful, and friendly.
Cons:
Super can be a little slow but issues do get resolved.
Advice to owner:
They did nothing for tenants affected by Covid-19 except give 5 days extra to pay rent. Not helpful.

Super nice Hell’s Kitchen building

Pros:
I love the people that work here, the elevator guys are the best. The building is absolutely gorgeous and the neighbors are super friendly. The elevator also is very charming.
Cons:
The super takes a while to get back to you. I just moved in yet I’ve already had multiple issues with my toilet too.
Advice to owner:
Make sure the super replies quicker.
