You get what you pay for
Former Tenant
Pros:
The rent tends to be on the lower side and the location is ideal. Some of the units are quite spacious.
Cons:
The owner is not interested in maintaining the building. There are ongoing issues with water damage, water bugs, cracks in the walls. If you need any work done in your unit, you are on your own.
Advice to owner:
Invest in your tenants and your building. The people who live in the building are not your enemy…

Ground floor review
Former Tenant
Pros:
Apt unit is large. Area is generally quiet and common areas are well maintained. Landlord will generally respond to your complaints but will try to push you to fix small things yourself. Things like clogged tub and filling in cracks he will do. From what I understand, rent won’t go much very much if at all if you are a good tenant.
Cons:
Walls are thin between floors. Can hear every footstep which is terrible if you work from home. Someone in building also smokes in the morning. Apts are susceptible to ants and roaches. Unit needs proper smoke and carbon monoxide alarms. Garbage cans are right below bedroom window and you will hear people when people are putting trash in and garbage man takes trash. People looking for cans will also rummage through the cans at weird hours of the night on occasion so beware.
Advice to owner:
Make building non-smoking. Repaint units w smoke absorbing primer. Have exterminator come and fumigate building. Mandate some form of carpeting to buffer noise.
