Review summary

Summarized from anonymous rental reviews on Openigloo.

Recent tenant feedback on Robert Raphael's buildings reveals a mixed management experience. Tenants appreciate responsive supers and clean common areas in some buildings, with convenient locations and friendly neighbors often highlighted. However, a recurring theme is poor owner responsiveness and slow maintenance, especially regarding pest control, heating, and security issues. Many buildings struggle with cleanliness, garbage management, and package theft. Noise and problematic neighbors also affect living conditions in certain properties. Rent stabilization exists in some buildings, but management's upkeep and communication need improvement to ensure tenant satisfaction and building maintenance. Overall, expect variably maintained buildings with attentive supers but inconsistent management engagement.

Seems good a few months in

Pros

Very responsive super. The building is usually very clean and trash is not an issue

Cons

Management is hard to get a hold of. Also, if your apartment faces the street you are above a bar so it is very loud.

Great Location NIce neighbors

Pros

Perfectly located between 135th and 145th street and in front of the park. Neighbors are very easy going and super is also friendly and helpful.

Cons

Trash cans aren't very anti-rodent, but the rodents wouldn't get inside. Terrible heating system in the winter and a electric heater is needed as they system doesn't turn on when its cold, but only at fixed times...sometimes.

Advice to the owners

Go sleep in the winter in the apts and see if you wont be cold.
