Summarized from anonymous rental reviews on openigloo.
Reviews for buildings managed by Oly Hernandez reveal a mixed management experience. Tenants appreciate the landlord's responsiveness and efforts to promptly address pest issues when reported. The properties are notedfor good locations and solid structural features. However, significant concerns persist regarding cleanliness and garbage management, with reports of inadequate regular cleaning and persistent rodent problems. Some residents cite unhelpful superintendents and deteriorating common areas, which detract from living conditions. Although the owner responds well in some cases, a stronger commitment to consistent maintenance, thorough pest control, and improved building upkeep is advised to enhance tenant satisfaction and living quality.

Perfect Starter Apartment
Former Tenant
Pros:
Great building that is well kept.
Cons:
Had a roach problem when I first moved in, they were very good about getting traps, pest control exterminating, and being responsive and we were able to get rid of the problem quickly!

Great location but building is subpar
Former Tenant
Pros:
Good location, some neighbors are friendly
Cons:
Super is lazy and does nothing to keep the building clean. Trash is always all over the ground. Rats, mice and roaches!
Advice to owner:
Get a new super and keep the building clean!

East Village Haven For Humans And Rodents
Former Tenant
Pros:
1. Centrally located to L train, Trader Joe’s, Target, union square, and parks 2. Thick walls so you don’t hear your neighbors 3. This walk up also have an elevator 4. Nice mirror and Christmas tree (during the holidays) at the lobby 5. Street has many trees and a beautiful Gingko Bilboa tree nearby 6. Apartments have sturdy window gates.
Cons:
1. The hallway is moped once a year, if that much. There were blood stains on the floor and stairs from someone who felled and it only cleaned itself after people stepping on it. 2. Apartments are more expensive than doorman luxury buildings, mind you, apartments don’t have much luxury amenities like dishwasher nor functional doorbell (intercom does work) 3. Though there is a monthly exterminator, no one signs up since what this building needs goes beyond the scope of the monthly service. This building has major rat issue. One neighbor has personally trapped and removed (no support from super) at least one rat daily for the past few weeks for a fair market priced apartment. The rats have infested inside the walls and ceilings and constantly eating through the wall. One is unable to have decent sleep because one can hear them munching the walls. A resident has posted a video on YouTube. 3. You won’t get your rent security check easily.
Advice to owner:
It’s a gem - please take care of it. Please pay heed to tenants who report about rodents. Invest in weekly cleaning, patching the holes with wire and metal instead do sheet rock.
