The heat does not function in this building, no matter how many times they 'try to fix it'. We reported to 311, filed legal complaints, and it only resulted in them sending us electric heaters, which we had to pay for... Wore multi jackets inside all winter.

A great building with an attentive superintendent. Hallways and stairwells cleaned often, quiet, dishwasher in-unit, laundry in the basement, and an elevator. Exposed brick. Appliances work well. Have not seen a single pest (knock on wood).
Cons:
Small bedrooms. Bedroom lights are extremely dim and units don't get much natural light (especially in the spring-summer) because of large trees out front. Washers are often out of order and only one dryer can be used at any given time. Heating radiators are loud enough to wake me at night.
Advice to owner:
Brighter bedroom lights, please!

- Loud with the subway going right outside the bedroom window, but you get used to it

Rent DOUBLED when tried to renew lease. Lots of little bugs. Very hard to coordinate maintenance. Did not have cooking gas for 8 months and it was turned off without any warning with no concession or decrease in rent. Leak in kitchen sink was never repaired. Packages have been opened or stolen.
Advice to owner:
These apartments are way too small for you’re asking in rent.

Had bed bugs and super denied it even though this isn’t the first case and he knows what they look like. After two weeks they finally got an exterminator. Found more bed bugs. Disgusting place and horrible management.

Mngmt does not care about anything at all. Broken entry door, emergency exit door for months now. Trash on the common space Rooftop is not being collected. Nothing is being fixed. Gym is not usable for months. Washing and drying is horrible bc most machines do not work properly and are not being replace or fixed for years now.
Advice to owner:
Find another managment company asap and do go with the cheapest option. Long term benefits will thank you.

Location, security, elevator (that doesn’t work a lot of times but when it does it’s great), slightly spacious apts

Rats and mice love living here and the building won’t do any pest control. Tiny roaches too. The most horrible thing is that there is no AC and they’re rent is too high for no AC apts.
Advice to owner:
Get pest control treatment. Install AC’s. Fix up the elevator. General maintenance is required like fixing cracks in apt walls, reselling bathroom floors, waterproofing.

Small but beloved Williamsburg apt

The neighbors are really nice, the location is great. I never heard any sound from the apartments around us- thick walls and floors. Appliances all work pretty well. Good water pressure. We had roaches for a while but the exterminator came and pretty much handled the situation. The super is quite nice and helpful.
Cons:
There are often block parties across the street. I liked the vibrancy of the community, but it was hard to sleep sometimes. The hallways are fairly dirty. The trash courtyard can sometimes be pretty gross. Biggest con is how high they raised the rent. One of the bedrooms was very small and had no closet.

Multiple times during the winter, the building has filled up with boiler exhaust / carbon monoxide, resulting with FDNY showing up.
Complete negligence on the building management to provide a safe heating system for its tenants.

This building is well cleaned and maintained - the super works hard to maintain the garbage room and wash the stairs. Haven’t had any issues with water pressure or pests.
Cons:
14th and 1st intersection is one of the worst blocks in Manhattan - pretty dangerous at worst, covered in garbage at best. One of the biggest drawbacks to living here. It’s been difficult to get ahold of management for repairs to the apartment, which is frustrating. The entire building is young people which means that on the weekends music thumps all night long - not a good building for the noise sensitive.

It’s a nice looking building with renovated apartments. There are also only three apartments per floor. The building is kept clean and garbage disposed of appropriately.
Cons:
Horrible insulation means freezing winters. Bad initial construction means there is constant LOUD construction happening on the building. Mice live in the walls & landlord doesn’t send pest control. Someone killed themself by jumping off the balcony. Multiple, recurring flooding of apts. Super is aggressive with tenants. On a very busy and loud main street.
Advice to owner:
The rent prices are absurd for the quality of living in this building. Only in NYC can you get away with how Compass treats the building and its tenants.

- There were 2 LARGE squished rats by the door entrance for a week before they were removed
- Front door doesn’t fully close, so our packages are always stolen/cut into
- Cockroaches are few, but the ones that make it to the hallways and apartments are ginormous
- Landlord actually RAISED our rent during Covid 😡
- When we initially toured the apartment, we were told the fire escape was “grandfathered” in by Fire Department as a balcony and could use it as such. We’ve since been told NOTHING is allowed on it and anything on their will be removed and charged to us at our expense.
- Same goes for Roof - we were told we could access it but it has been locked every time I try to access it
- People frequently get stuck in the Elevator (at least a 5 times in 1 year)

The appliances in the apartment are updates and new and the rooms are decently sized regardless of how many bedrooms it is. Personally I’m a fan of no tub in the bathroom which is what is here. Additionally the washer/dryer in unit is clutch.

Where to begin… this building has poor management, rarely responsive to any outreach, however they did recently get new people to be in charge. The hallways/stairwells have dead bugs and some neighbors never put their trash in the cans but leave on the steps which then rats chew into and leave trash everywhere. Some tenants also steal packages and when questioned management about it and the cameras they supposedly installed it was radio silent. Additionally management had horrible organization and would constantly misplace our rent or forget to adhere to our contact on any months free (we did not repay). Lastly, there is no elevator so living on the sixth floor can suck.

Be more responsive when tenants come to you with issues and actively work to solve

Long response time from management , half-assed repairs, trash builds up often, repeated door lock & package theft issues, super overextended
Advice to owner:
Have the super handle one building not two, and pay porter a decent wage to keep.

Pros:
Renovated units are nice when new, street noise from rear units is minimal, and water pressure is decent.
Cons:
The portion of renters that have generational rent protections make the situation precarious for full rent paying tenants and management. Tenants drag leaking garbage down the stairs. Packages are stolen constantly. The outer building door lock is regularly broken. The garbage area is poorly maintained and tenants don't take garbage all the way to the receptacles. Pests of all sorts are a problem year round. Management is non-existent. Many tenants can be very noisy in their units and common spaces at all hours. Refinished units that have been occupied for several years do not get the upkeep they need.
Advice to owner:
Any effort will be an improvement.

Pros:
This apartment is perfectly located close to JMZ, L, and G subways. The building is overall well maintained. Some of the apartments have been gut renovated and have dishwasher, W/D. Lots of natural light.
Cons:
We had consistent issues with significant leaking in our bathroom from the tenants above us. Only got resolved after months of following up and eventually threatening legal action. Property group is unresponsive most of the time. I was told from older tenants the issues in their apartments weren’t tended to and they were forced to fix things themselves.
Advice to owner:
Listen to your tenants and be more communicative.

good luck ever trying to get in contact with management, they take weeks to respond (if you’re lucky enough to get a response) and are extremely unhelpful.
there are thieves who live in the building and management does nothing about it. my roommates and i have gotten dozens of packages stolen and know others in the building also do. even GROCERIES get stolen.
took us two months to get a new set of keys. on two separate occasions we scheduled time to go into the office to pick them up and they didn’t have them.
please please please save yourself and choose anywhere else to live.

Great building but freezing in winter

Clean and well-maintained rooftop and gym
Large apartments
Super and maintenance crew are great
Cons:
The electric bill for heat is out of control in the winter— $500+ a month, and that’s with only heating two rooms. The rest of the apartment is freezing. Have never experienced electric bills this high, even when I lived in a much larger apartment.
Advice to owner:
Fix insulation or install a better heating system. Everything else is great.

You can get a unit with a washer/dryer, super is responsive/ helpful and lives nearby. Close to a lot of cool things in the east village and lower east side.
Cons:
Unresponsive management/ owner, lots of drafts from windows, radiator leaks
Advice to owner:
Respond to your tenants and fix issues when they arise, not months later.
