Pros:
The building has old charm and tall ceilings. Always something ridiculous happening outside - ie. naked guy booking it down the street on a Saturday afternoon, occasional explosions from a manhole cover, almost a dozen spectacular car accidents in two years (think flames, sideswiping two blocks of cars in one go - on the wrong side of the street, flooring it in reverse for 3 blocks only to crash into a traffic light, you get the idea). You'll always be entertained.

The landlord is mediocre, the management is more or less responsive. Will solve problems if asked to, even if it is the cheapest way possible. They didn't care when I brought my two dogs with me when I moved in - but I'm a sublessee.

Neighboring tenants are pretty cool, long-term tenants and are pretty tightknit. The front yard is a nice gathering space for everyone in the building, and there is pretty amicable conversation to be had during the warmer months.

A two block walk to either the L or the J/Z, and a 1 mile walk to Highland Park, 5 minute drive to Jackie Robinson Pkwy. The location really is great for getting to other places. Parking is not too difficult to find, just don't park on Bushwick Ave if you can help it.

RENT STABILIZED!
Cons:
A LOT of history in a short time. The bodega next door became a free-for-all night club after COVID, making it nearly impossible to sleep in the front room without sound canceling headphones and a fan. Bushwick Ave is LOUD in the morning. Mysterious mosquito infestation in the apartment (caught over 40 in one night) still an issue in mid-November, equally mysterious intermittent sewage smell in hallway and apartment, coming from a leaking skylight into an open shaftway.
Advice to owner:
Start fixing your building the right way before it falls apart on you, in a big way.
