Review summary

Summarized from anonymous rental reviews on Openigloo.

Recent tenant experiences with MICHAEL GUT's buildings show a mixed pattern in management quality. While several renters commend responsive landlords and maintenance staff, especially in family-owned buildings with good heat and pest control, others report issues with unaddressed pest infestations, noise, and inconsistent garbage management. Some tenants feel harassed or ignored by owners when raising concerns, notably regarding cooking gas outages and repair delays. Neighbor environments vary widely from quiet, family-friendly settings to problematic loitering and disturbances. Rent-stabilized tenants sometimes face pressure tactics. Overall, expect variable responsiveness and management, with some properties well-maintained and others requiring attention to infrastructure and tenant relations.

Average building, infrastructure issues

Pros

Decent communication with the landlord, didn't have any issues with heat during my stay.

Cons

Issues with cooking gas during my stay affected kitchen in general.

It’s a NYC apartment

Pros

Everyone who lived there was super cool, there were absolutely no cockroaches, mice, bed bugs etc

Cons

A group of 20 something’s would hangout on the stoop every day (none of them lived in the building- but they were always nice), handyman didn’t speak English and ghetto-rigged my leaking pipe two times and didn’t want to actually fix it. The landlord stopped responding and I couldn’t get in touch with him anymore- had to reach out to a real estate broker and obtain contact info so I could move out.
