Not great but tolerable

Pros:
Most of the neighbors are friendly and kind.
Roof access.
Cons:
Elevator was under construction for 6+ months last year but is still often out of service; constant trash in the stairwell; roaches; smell of smoked crack permeating hallway.

Declining rapidly under this management

Pros:
I liked the high ceilings and spacious rooms.
Cons:
The maintenance of the building has only gotten worse with the latest management. They are unresponsive, do not pay the super (supers don't stay, so repairs are infrequent and unreliable), and only take care of the place under threat of a lawsuit.
Advice to owner:
Take care of the place and the loyal tenants; stop neglecting them!

Shady apartment complex

Only good thing is the neighbors are friendly.
Cons:
Dirty poorly maintained building ceiling was leaky, growing mushrooms, and was so damaged there was a hole and the ceiling light fell and shattered. Repairs take forever to happen and when they do its mostly a poorly done and breaks again in a month or so. Also massive pest problem as the wooden floors are old. Mice chew through the wood and are everywhere. We sealed the holes but they would just chew new ones. The landlord is shady as well they had a building burn down in the bronx due to inadequate heating and tenants died.
Advice to owner:
Property is unlivable.

Respond to tenants complaints regarding the super. He is lazy and rude. Respond to repair requests promptly

Prepare to be Ghosted by your “Landlord”

Pros:
Superintendent staff are wonderful. They have been there for years and are very helpful when needed.
Cons:
The Management company is a scam. They are unresponsive, inconsistent, and dishonest. I’m convinced they are waiting for all tenants to willingly vacate so they can demolish and rebuild the complex.

Do Not Live Here

Pros:
Large rooms, laundry in building, close to subway, new businesses moving in.
Cons:
I could list forever. Bed bugs from neighbors leaving furniture in the hallway. Countless roaches and mice from holes left from previous renovation (could not get them fixed due to lack of communication from super and management). Hallways stink of garbage and weed. Loud neighbors fighting constantly. Outdated elevator that is difficult for those in a wheelchair to use. Old kitchen appliances. The oven in particular shorted out and destroyed two of the circuit breakers, leaving half of the apartment with no power for a week. We still have not gotten a new oven/stove as of three weeks. Little to no heat from the radiators and bouts of no hot water. Constant water damage to the walls and ceiling due to the old pipes breaking in the apartment above ours. Maintenance barely fixing anything (they fixed the holes in the ceiling by slapping spackle on it and spray painted it without sanding. Spray paint got everywhere.) For your own health, do not live here.
Advice to owner:
Stop using these properties as a cash grab. The people who live in Affordable Housing deserve better than to be tossed between property owners for a quick buck. The building slowly crumbles as people who cannot afford to leave must endure it. We need regulations to prevent these owners from taking advantage of us.

Not as good management these days

Pros:
Good Super and the lobby is kept clean. Trash is handled well even though the placement isn’t the greatest.
Cons:
New management company is a marked change. Leases not sent out. Intercom is broken for weeks. The building behind this one throws lots of trash. Lately someone throws pads out the window in this building. Nasty.
Advice to owner:
Fix the intercom. Don’t treat the building like affordable housing. Although even if it were all affordable housing, the management should be up to par.

Disgusting Building Beware

Better than sleeping on the sidewalk.
Cons:
Literally everything - the ceiling collapsed in our bathroom and mice lived in our fuse box in the pantry.

Give the building to the residents

Hot Water and Noise

This building has a large lobby for receiving packages and has an elevator which is convenient.
Cons:
The hot water is not hot consistently. Many calls to 311 and complaints to management. Management has told me I’m the only one complaining but after getting this app that has been proven to be a lie.

You can hear the noise from neighboring units very easily, building can be quite loud.

There was an attempted rape in the building recently

Big apartments lots of light
Cons:
the management company specializes in affordable housing. which is all you need to know. even if you pay regular rent you live like you don’t. The super doesn’t clean the sidewalk and uses the bit of green area as a parking spot. Packages are being stolen from the lobby. The people in the building next door gather on the street, play loud music for 8 hours straight and piss on the sidewalk. Nothing is being fixed just painted over. i had Bedbugs 4 times in the 5 years i’ve lived there.

Do better all around.
