Pros:
There are two buildings, a front and back one. I was in the back building which has one apartment per floor and doesn't face any streets. It was very quiet and peaceful.

The other people that lived in the building were respectful and didn't make a lot of noise.

The courtyard between the two buildings was useful for bike storage.
Cons:
The heat was terrible, I had my landlord pay for a space heater because it was consistently below the legal limit.

The shower annoyed the crap out of me, totally inconsistent temperatures that would change all the time.

The person who painted the apartment before we moved in did a laughably bad job, putting on paint so thick that some doors couldn't be closed.

The "super" isn't even really a super and was generally very odd and unhelpful.

The building in general does not receive a whole lot of maintenance.

Our landlord was a wealthy absentee landlord who was generally very unhelpful about fixing issues. Several times he said he would get his brother in law to help us with something and then it never happened. He also took longer than the 14 day New York State legal limit to return our security deposit.

The street the building is on is absolutely terrible and ugly, the midtown tunnel lets out right there so it's always clogged with cars and trucks, I would not want to live in the front building, and the air quality in general was very poor.
Advice to owner:
Fix the heat and hot water. Hire a real super.

Expensive. Old. Water pressure not great. Heat very inconsistent.

Allow tenants to control heat!
