Owned by notoriously bad management now

Pros

The doormen are incredible, the units are beautiful, and the building is situated right by Carl Schurz Park.

Cons

The building was recently sold to A&E Management (I recommend Googling them and reading the articles). Since purchasing the building in March 2025, they’ve started gut renovating every unit as they vacate which, at any given time, is between 5 and 10 units under full demolition. There is loud drilling and hammering every day from 9 am - 5 pm. Additionally, they are still making their way through all of the hallway renovations — tearing out the ceilings and replastering them, and replacing the wallpaper and carpet. They’ve shut my water off many times without any warning (due to renovations), and I’ve had to go to Gristedes to purchase gallons of water. There have been fumes so strong coming through the vents that I’ve had to cancel plans to stay with my dog and air out my apartment. The heat has been weak this year (last year before they purchased the building it was great). I am also aware of several units on the lower floors that have had mice. Need to work from home? Need to rest because you are sick? Unfortunately, you won’t be able to do that here for at least a few more years. Unrelated to management, the building is full of a lot of poorly behaved dogs that bark constantly (and the walls are really thin). Lastly, if rent increases are a concern for you, they raised my rent to the max allowable percent in my renewal offer, despite enduring unlivable conditions for almost a year. The only person that would enjoy living here is a very heavy sleeper that is never home.
